About the property and a bit of history:
The property is 12 acres and has two structures we have used for sleeping and living. We call one the cabin and the other the bunk house. We also have a travel trailer that comes with the property. You can use them for whatever you wish. To be clear we are selling 12 acres of land and there are no guarantees on ay of the structures or stuff on the property.
Let me clarify again... we are not selling a cabin or house.... we are selling property and you can have all the "Stuff" on the property.
We purchased this property in August of 2019 and fell in love with it. During 2020 we spent the Spring / Summer / and Fall up there as we all know what happened in 2020! It was our way to get away from the World. During 2020 we made considerable upgrades including:
- Installed a complete Solar / Battery System that runs everything 24/7 including fridge and freezer. No need for Generators!
- Installed an 1,100 gallon water tank. (Yes you haul in your own water)
- Installed a Separett Villa Toilet. No water needed!
- Installed a shower
- Installed an instant Hot Water Propane system
- New stove, fridge and freezer
- Hauled up a travel trailer we are leaving up there.
- Hauled up a Storage Container / Tool Shed
- Hauled up 2 Storage Containers to hold your toys
- Hauled up 2 Side-by-sides - A 6 Person Diesel, and 4 person gas (Rangers)
- Hauled up huge loads of gravel for the roads and in front of the structures

ABOUT THE PROPERTY
The property is located in South Argyle Canyon and is a gated community so you have a lot of privacy. There is NO HOA!

This 12 acre parcel is unique in that is has the most flat usable land of any property on the mountain AND it's one of the few lots that does not have the access road running through your property. It's almost square and is tucked away so that most people have no idea there is a property with structures in that area.
The property also has an road on it that leads to your lower half that we call "The Camp Site". We use it for camping and our own shooting range.
The property has a complete solar / battery system plus water and is 100% off grid. Solar was installed by the owner who is NOT an electrician so it's sold as-is. It cost us about 20K to install the system.
It has a nice circle area that the "Structures" and trailers sit around. (Technically we can't call it a cabin). We hauled up a bunch of gravel for the main traffic areas and access road.
It also has a nice flat meadow area with tons of trees that you could expand. Heck you could build your own Aspen Grove Camp if you wanted to!
There are two roads to access the property and are maintained by residents. Regular cars go up there all the time however it's nice to have a 4-wheel drive and access in the winter is via snowmobiles or tracked side-by-sides.
AT&T mobile service works at the property and if you walk to the top of the road you can get full 5G from other carriers. We used Starlink for Internet.
Why are we selling? We had an opportunity to purchase some lakefront property and couldn't pass up the opportunity so unfortunately have to let this one go (sniff sniff)
Note: Unita Basin Railroad contacted us a few years ago and they want to put a tunnel under the property (like a mile down) and they expressed interest in buying some land to put power lines in so it's possible that one day the property could get power however it's also possible that tunnel will never happen as The Uinta Basin Railroad Project has been tied up in courts for years and may never happen.

Question: Can I schedule a time to see the property?

Question: Can you just give me an address and I'll just run up there and take a look?
Answer: No. The property is behind a two locked gates and would be difficult to find if you are not familiar with the two roads that lead to it. It's about 25 min drive up the dirt roads from the first locked gate so to see the property we will need to meet you at the gate and you can follow us up to the property.
Question: Will a bank give me a loan for this property?
Answer: Probably not. Unless you have a special lender we have found that banks will not loan out on vacant land in this area. This will need to be a cash deal.
Question: Will you do a Seller Finance deal?
Answer: No
Question: Does the property have water or can I drill a well?
Answer: The property has a water storage tank and we haul water up. Some Neighbors down below have springs and they let us fill up our transfer tanks and then we haul them up, or we go to the Price rodeo grounds and fill up our storage tanks. The property is at the top of the mountain so I'm not sure about well drilling. It might be possible but you would need to do some research.
Question: Does the property have electricity?
Answer: We have installed a solar/batter system so yes. There are no city electric connections.
Question: Does it have septic?
Answer: No but you can install one. We use a waterless Separate Villa toilet which works well. There is also an outhouse but it has never been used.
Question: Is the property accessible year round?
Answer: We have seen up to 11FT of snow in the winters so yes you can if you have the right kind snow equipment. Most people use their property for Spring/Summer/Fall access.
Question: Is there a house on the property?
Answer: No. This is a land deal. There are two structures on the property that the original owners built on the property. One is a rustic cabin and the other is a bunk house. Our family uses them as cabins and the main building has water, shower, stove, oven and all the things you would want in a cabin but technically it's not a house as far as public records go. There is also a travel trailer on the property
Question: Can I build a house or cabin on the property?
Answer: Yes
Question: How are the roads to get up to the property?
Answer: From the locked gate it takes 25 to 30 minutes to drive to the property on dirt roads. There are two roads that lead to the property and they connect pretty much at the entrance of our place. The road is a big circle and you will be at the top. People do drive regular cars up there however it's always good to take a four wheel drive. Roads are maintained by the residents and yes there are some ruts and steep areas. During rain they can get slick so it's always good to monitor the weather.
